It is conjugated only in the 3rd person. In the 1st and 2nd person, nem is used before the correct form of van:

Nem vagytok otthon.You are not at home.
Nincsenek otthon.They are not at home.

It is contracted with sem (……either) into sincs (it/there isn't, either).
